What is your cancellation policy? What are you other terms & conditions?
Our terms & conditions will be covered during booking but are as follows.
Standard Cancellation Policy:
At Gardenview Estate Bed & Breakfast, we understand that sometimes plans unexpectedly change. We make many preparations, including purchases and scheduling our time, based on reservations.
Cancellations affect us greatly, therefore you must agree to the following cancellation policy at the time of booking:
If your plans change after your reservation is confirmed, cancellation notice is required 10-days in advance of your arrival date. With this advance notice, we will refund your credit card deposit minus a $20 cancellation fee, per room reserved.
The $20 cancellation fee also applies to changes to your arrival/departure date that result in a shorter stay.
Reservations canceled less than 10-days prior to your arrival date will be charged in full, unless your room(s) are re-booked by another party. We will make every effort to re-book your room(s) and will refund any room(s) we are able to re-book minus a $20 cancellation fee per room reserved.
Gardenview Estate Bed & Breakfast does not take responsibility for changes to your reservation due to inclement weather, unforeseen changes to travel plans, personal sickness or injury, or family emergencies.
We highly encourage guests to consider purchasing trip insurance in the event an emergency arises that impedes your travel plans. A visit to InsureMyTrip.com to compare affordable options is well worth your travel investment.
No refunds are provided for late arrivals, early departures, no-shows, or weather-related cancellations.
A first-night deposit is required to secure your reservation and will be charged to the card provided. If booking your reservation less than 10 days before your arrival, the entire reservation amount will be charged to your credit card.
The remainder of your balance is due at check-in. Your reservation is not confirmed until your deposit has been successfully processed. An automatic confirmation will be sent by our reservation system to the email you provide.
Only two guests per room with no exceptions. This is how our rooms are licensed and we cannot allow for additional beds, air mattresses, or children’s bedding in the guest rooms.
Children over the age of 12 are welcome but must be accompanied by a family member and count as a guest in the room. All guest names must be listed on the reservation for your safety in the event of an emergency.
Check-In & Check-Out:
Check-ins are scheduled from 3pm to 6pm. Please let us know if you be arriving later than 6pm. Quiet hours are from 10pm-7am.
It is rare that we can accommodate an early check-in but we are always happy to securely store baggage. Please call to make these arrangements in advance.
Check-out is any time before 11am.
Your room rate includes a full breakfast served each morning at 9:00am, use of the spacious indoor and outdoor common areas, a selection of board games, free high-speed internet access, parking, non-alcoholic beverages, and access to a kitchenette.
Gardenview Estate Bed & Breakfast is a NON-SMOKING & NON-VAPING property. For the health and safety of our guests, smoking cigarettes, e-cigarettes, marijuana or vaping is not permitted anywhere on the premises, and a minimum $250 cleaning fee is imposed for smoking and vaping inside the house. Additionally, we do not have designated outdoor smoking or vaping areas. Your complete cooperation is expected.
While we do not collect a damage deposit, we reserve the right to charge for any items we must replace or additional cleaning that delays the check-in for the next guest.
Up to 2 pets are welcome in the Mingo Mountain Suite only with a one-time fee of $25.
Any violation of these policies will result in the need to find other accommodations immediately. Refunds will not be considered
Can you accommodate special diets?
Absolutely! Jenelle is a Registered Dietitian with experience in food service management. We can accommodate gluten free, allergies, whole foods plant based, etc. Make sure to note your dietary needs when making your reservation.
I just booked a room & now the whole house shows it is booked that date. Did my reservation go through?
Once one room is booked for a date, the “whole house” option becomes unavailable as someone could not book all 4 rooms if one room is already booked. If you received a booking confirmation email, you’re all set!
Are you ADA accessible?
Unfortunately all guest rooms are on the 2nd floor. We do not have an elevator. The Mingo Mountain suite requires walking 175 feet through the yard & the entrance has 3 stairs with the doorway stair being taller than standard height. We are happy to help carry your bags if you need assistance.
I have pet allergies. Where is the pet friendly suite located in relation to the pet free rooms?
The suite in in a separate building however we do have a pup of our own. She stays on the first floor & does not go upstairs to the guest floor but if your allergies are severe, we may not be a good fit. If you’d like to stay in the suite but have allergies, we can assure rooms are thoroughly sanitized between human & pet guests including the curtains.
Will I encounter wildlife?
We are on 40 acres surrounded by fields, trees & mountains so wildlife encounters are likely. We have amazing bird watching which is why you’ll find a bird watching book & binoculars in your guest room. Our favorites are bald eagles, quail, wild turkeys, red winged blackbirds, black billed magpies, red-headed sapsuckers & more. Phew, it’s hard to choose favorites! You may also see deer, elk or hear coyotes in the distance.
